By virtue of an Order of Sale No. CV2017 03 1248 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 19TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following real property situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being part of Lot Number Three (3) in Tract Number Two (2) of said township; beginning at a point in the centerline of the Krumroy-Myersville Road, which point is a distance of 1965.11 feet Westerly from the Easterly line of said Tract 2, measuring along said centerline of the Krumroy-Myersville Road; thence South 2 deg. 44' 40" West, a distance of 538.40 feet to a point which is the true place of beginning; thence Easterly along a line parallel to the center line of said Krumroy-Myersville Road, a distance of 277.69 feet to a point; thence South 4 deg. 22' 30" West, a distance of 102.65 feet to a point; thence Westerly along a line parallel to the centerline of the Krumroy-Myersville Road, a distance of 274.77 feet to a point which is in the centerline of Knight Road, T.R. #433; thence North 2 deg. 44' 40" East along said center line of Knight Road, T.R. #433, a distance of 102.68 feet to the true place of beginning and containing .65 acre of land. Said premises are also known as Parcel Number Forty-three (43) of an unrecorded survey made by W. S. Mathews in November 1945, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 2nd day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
