By virtue of an Order of Sale No. CV2017 08 3294 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 2ND DAY

OF NOVEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following real property, situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Tract 2, Lot 18, Coventry Township and beginning at a point which is the intersection of the East Allotment line of the William A. Johnston's Coventry Allotment No. 2 as recorded in Plat Book 26, Pages 65 to 75 inclusive Summit County Records of Plats, and the North line of Hancock Avenue; thence Northerly along said allotment line, a distance of 60 feet to a point; thence Easterly along a line which is parallel to the North line of Hancock Avenue, a distance of 94 feet to a point; thence Southerly along a line which is parallel to said allotment line, a distance of 60 feet to a point on the North line of Hancock Avenue; thence Westerly along the North line of Hancock Avenue, a distance of 94 feet to the place of beginning in Coventry No. 2 Addition No. 2, unrecorded. The real property described above is conveyed subject to and there are excepted from the general warranty covenants, all reservations, restrictions, easements, covenants and conditions of record, legal highways, zoning, building and other laws, ordinances and regulations.

Property appraised at: Fifty-seven Thousand Dollars ($57,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 16th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
