By virtue of an Order of Sale No. CV2017 04 1718 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

And known as being a part of the Southeast one-half of Lot 19 of the Stow Center Allotment as recorded in Plat Book 18, Page 17, Summit County Records of Plats, and bounded and described as follows:

Beginning at a point on the East line of said Lot 19, and on the center line of Sanford Avenue at a point that is North 2 degrees 30 minutes East, a distance of 107.335 feet from the Southeast corner of said Lot 19; thence North 87 degrees 55 minutes West, a distance of 161.98 feet to a point; thence South 2 degrees 28 minutes West to the centerline of Marhofer Ave.; thence South 87 degrees 55 minutes East along center line of Marhofer Ave. 161.92 it; thence N. 2 degrees 30 minutes East, 107.335 feet to place of beginning.

Beginning at a point on the East line of said Lot 19 and on the center line of Sanford Avenue at a point that is N. 2 degrees 30 minutes E., a distance of 107.335 feet from the Southeast corner of said Lot 19; thence N. 87 degrees 55 minutes W., a distance of 161.98 feet to a point; thence N. 2 degrees 28 minutes E., a distance of 88.00 feet to a point; thence S. 87 degrees 55 minutes E., a distance of 162.03 feet to a point on the center line of Sanford Avenue; thence S. 2 degrees 30 minutes W., along said Cantor line, a distance of 88.00 feet to a point and the place of beginning and containing within said boundaries an area of 0.327 of an acre.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
