By virtue of an Order of Sale No. CV2016 08 3462 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 14TH DAY

OF DECEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being West of Portage Path and better known as being parts of Lot Nos. 52-67-68-68A in Avondale Park Allotment, as recorded in Plat Book 20, Pages 24, 25 and 26, Summit County Records, further bounded and described as follows:

Beginning at the Southeast corner of Lot Number 68; thence South 89 deg. 57' 33" West, a distance of 72.34 feet to an iron pin set on P.C. of curve; thence along the arc of curve with a radius of 6.0 feet, a tangent of 6.0 feet, a delta of 90 deg. 02' 27", a distance of 9.65 feet to an iron pin set on the P.T. and the East line of Hawkins Avenue; thence North along the East line of Hawkins Avenue, a distance of 121.50 feet to an iron pin; thence North 89 deg. 57' 33" East, a distance of 79.91 feet to an iron pin; thence South 0 deg. 02' 27" East and parallel to the East line of Lot Numbers 67 and 68, a distance of 127.50 feet to an iron pin; thence South 89 deg. 57' 33" West, a distance of 1.67 feet to a place of beginning.

Property located at: 161 S. Hawkins, Akron, OH 44313.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of December, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
