By virtue of an Order of Sale No. CV2018 04 1534 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio, and known as being part of Lot 3, Tract 2 and further described as follows:

Beginning at the intersection of the East line of Tract 2 and the center line of Krumroy Road (CH 130); thence North 87 degrees 02' West along the center line of Krumroy Road, a distance of 1037.50 feet to a point and the intersection with the East line, extended Southerly of a 14.608 acre parcel of land conveyed to Jennie McChesney Sinsel by deed recorded in Vol. 621, Page 277 of Summit County Records; thence North 3 degrees 30' East along said East line extended Southerly and the East line of said 14.608 acre parcel of land, a distance of 990.34 feet to a point, said point being South 3 degrees 30' West, a distance of 705.00 feet from the Northeast corner of said 14.608 acre parcel of land; thence North 87 degrees 10' West, parallel to the North line of said 14.608 acre parcel of land, a distance of 51.00 feet to an iron pin and the true place of beginning for the land herein described; thence North 87 degrees 10' West, continuing parallel to the North line of said 14.608 acre parcel of land, a distance of 271.25 feet to an iron pin; thence North 3 degrees 30' East, parallel to the East line of said 14.608 acre parcel of land, a distance of 75.00 feet to an iron pin; thence South 87 degrees 10' East, parallel to the North line of said 14.608 acre parcel of land, a distance of 271.25 feet to an iron pin; thence South 3 degrees 30' West, parallel to the East line of said 14.608 acre parcel of land, a distance of 75.00 feet to the true place of beginning and containing 0.47 acres of land, more or less.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of December, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
