By virtue of an Order of Sale No. CV2018 02 0585 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 29TH DAY

OF JUNE, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being part of Lot Three (3), Tract One (1), North, further bounded and described as follows, to-wit:

Beginning at an iron pipe in the South line of said Lot Three (3), at the Southwest corner of a parcel of land conveyed to A. Steinberg by deed recorded in Volume 1420, Page 593 of Summit County Records, which iron pipe is South 89 deg. 51' 20" East, a distance of 2720.75 feet from the Southwest corner of Lot Ten (10), Tract One (1), North; thence North 0 deg. 36' 15" East along the West line of said parcel of land, a distance of 400.90 feet to an iron pipe at the Northwest corner of said parcel of land; thence 89 deg. 22' East along the North line of said parcel of land, a distance of 722.03 feet to an iron pipe and the true place of beginning of the land herein described; thence South 89 deg. 22' East, continuing along the North line of said parcel of land distance of 396.06 feet to a point in the center line of the Cleveland East Liverpool Road (an iron bar is set on this line at the Southwest line of said Cleveland East Liverpool Road); thence North 45 deg. 0' West along the center line of said Cleveland East Liverpool Road, a distance of 293.00 feet to a point; thence South 42 deg. 58' West, a distance of 277.09 feet to the true place of beginning and contains 0.93 acres of land, be the same more or less, but subject to all legal highways, as surveyed by W. S. Mathews in December, 1949.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of July, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
