By virtue of an Order of Sale No. CV2017 10 4506 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 13TH DAY

OF JULY, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described piece or parcel of land, situated in the City of Akron, County of Summit and State of Ohio:

And known as being parts of Lots No. One Hundred Twenty Four (124) and One Hundred and Twenty Five (125) in the Ambrose L. Cotter Farm Allotment as the same was surveyed by Ed W. Paul, for the heirs of Henry Robinson in 1907, and recorded in Summit County Records, Plat Book 10 (10), Page Thirty-one (31) and described as follows:

Beginning at the Southwest corner of said Lot One Hundred and Twenty Four (124); thence North forty (40) feet along the West line of said Lot Number One Hundred and Twenty Four (124); thence East one hundred (100) feet to a point which is ten (10) feet Westerly from the East line of said Lot One Hundred Twenty Five (125); thence South on a line parallel to the East line of Lot One Hundred Twenty Five (125), ten (10) feet distant therefrom, forty (40) feet to a point in the South line of Lot One Hundred Twenty Five (125); thence West along the South line of said Lots One Hundred Twenty Five (125) and One Hundred Twenty Four (124), one hundred (100) feet to the place of beginning.

Deed Reference Number: Dated January 19, 1984, filed February 7, 1984, recorded as Official Records Volume 6855, Page 325, Summit County, Ohio records.

 

Property located at: 197 Henry Street, Akron, OH 44305.

Property appraised at: Thirty-three Thousand Dollars ($33,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 27th day of July, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
