By virtue of an Order of Sale No. CV2017 11 4719 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 13TH DAY

OF JULY, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio being part of the Rose Allotment as recorded in Plat Book 13, Page 16 of the Summit County Record of Plats and further described as follows:

Beginning as the Southeasterly corner of Sublot 42 of said Rose Allotment (witness a 1 1/2" open top iron pipe found 0.010 feet North of said corner); thence S. 89 deg. 58' 15" W., 40.00 feet along the Northerly right of way line of Ninth Ave. (45' R/W) to a capped iron bar set at the true place of beginning; thence S. 89 deg. 58' 15" W., 60.00 feet along the Northerly right of way line of Ninth Ave. to a capped iron bar set; thence N. 0 deg. 07' 31" E., 120.02 feet to a capped iron bar set on the Southerly line of Sublot 26 in said Rose Allotment; thence N. 89 deg. 58' 15" E., 60.00 feet to a capped iron bar set at the Northeasterly corner of Sublot 41; thence S. 0 deg. 07' 31" W., 120.04 feet to the true place of beginning for the parcel herein described and containing 0.1653 acres of land as surveyed in August, 1997 by David L. Jensen, Registered Surveyor No. 7273.

 

Property located at: 1349 9th Avenue, Akron, OH 44306.

Property appraised at: Thirty Thousand Dollars ($30,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 27th day of July, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
