By virtue of an Order of Sale No. CV2018 05 2103 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being Lot Number Seven Hundred Sixty-five (765) in the Firestone Park Allotment as recorded in Plat Book 20, Pages 42 to 61, Summit County Records. Excepting therefrom the following described premises:

Beginning at a 5/8" rebar found flush at the Northeast corner of Lot No. 756:

Course 1:

Thence South 07 degrees 26 minutes 16 seconds West along the East line of Lot No. 765, a distance of 2.00 feet to a 5/8" rebar and I.D. Cap #6541 set flush in June 1994;

Course 2:

Thence North 82 degrees 21 minutes 44 seconds West through Lot No. 765, a distance of 46.00 feet to a 5/8" rebar and I.D. Cap #6541 set flush on the West line of Lot No. 765;

Course 3:

Thence North 07 degrees 26 minutes 16 seconds East along the West line of Lot No. 765, a distance of 2.00 feet to a point and the Northwest corner of Lot No. 765 (witness of old 1" pipe found 1" deep 0.02 feet North and 1.01 feet West of point described);

Course 4:

Thence South 82 degrees 21 minutes 44 seconds East along the North line of Lot No. 765, a distance of 46.00 feet to the place of beginning and containing 0.0021 acres of 92.00 square feet of land, but subject to all legal easements or rights of record as surveyed in August 1994, by John W. Patrick, Jr., Professional Surveyor #6541. The "Basis of Bearings" is magnetic and reference:

To denote angles only. Being the same property conveyed to Helaine L. Portis by General Warranty Deed from Sharon L. Speegle, a single woman as recorded 4/14/200 as Document 54411785.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 8th day of March, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
