By virtue of an Order of Sale No. CV2018 08 3582 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Situated in the City of Twinsburg, County of Summit and State of Ohio and known as being part of Lot 16, Tract 1, North formerly Twinsburg Township and being more fully bounded and described as follows:

Beginning at the Northwest corner of said Lot 16 in the centerline of Chamberlin Road, (60 feet wide); thence South 02 deg. 30 min. 00 sec. West, 1320 feet along the centerline of said Chamberlin Road to a point; thence South 01 deg. 50 min. 00 sec. West, 398.46 feet, continuing along the centerline of said Chamberlin Road in the Southwest corner of a parcel conveyed to R. J. Duke, as recorded in O.R. 285, Page 30 and being the true place of beginning for the parcel hereinafter described; thence South 01 deg. 41 min. 00 sec. East, 1080.80 feet, (passing over a capped 5/8 rebar set 30.01 feet from said centerline) along the Northerly line of a parcel conveyed to O.A. East, 178.94 feet along said Westerly line to a capped 5/8 rebar set at the Southeasterly corner of the aforementioned Duke parcel; thence North 89 deg. 30 min. 00 sec. West, 1088.13 feet, along the South line of said Duke parcel, to the centerline of Chamberlin Road and the true place of beginning and containing 4.719 acres of land, more or less, as determined by a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates, Inc., in February 1996.

Property appraised at: Two Hundred Nineteen Thousand Dollars ($219,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 8th day of March, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
