By virtue of an Order of Sale No. CV2018 03 1260 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 1ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:

Situated in the City of Stow, County of Summit and State of Ohio, known as all that part of Lot No. 17 of the Northgate Allotment as recorded in Plat Book 45, Pages 67-70, Summit County Records, bounded and described as follows:

Beginning at a point in the East line of Lot No. 17 exactly 39 feet South of the Northeast corner of said lot; running thence North 39 feet along the East line to the Northeast corner of Lot No. 17; thence West along the North line of Lot No. 17, 192.05 feet to the Northwest corner of said lot; thence South along the West line of Lot No. 17, 39 feet to a point in said West line; thence East approximately 192 feet to the place of beginning, being the same more or less, but subject to all legal highways. The above parcel is trapezoid, being the Northerly 39 feet of Lot No. 17, and comprising 0.172 acres.

PARCEL NO. 2:

Situated in the City of Stow, County of Summit and State of Ohio, known as all that part of Lot No. 17 of the Northgate Allotment as recorded in Plat 45, Pages 67-70, Summit County Record of Plats, bounded and described as follows:

Beginning at a point in the East line of Lot No. 17 exactly 39 feet South of the Northeast corner of said lot; thence South 46 feet along said East line to the Southeast corner of Lot No. 17; thence West along the South line of Lot No. 17, 191.88 feet to the Southwest corner of said lot; thence North along the West line of Lot No. 17, 46 feet to a point in said West line; thence East approximately 192 feet to the place of beginning, be the same more or less, but subject to all legal highways. This parcel comprises the Southerly 46 feet of Lot No. 17.

PARCEL NO. 3:

Situated in the City of Stow, County of Summit and State of Ohio, known as being the Southerly 5 feet of Lot No. 18 of the Northgate Allotment as recorded in Plat Book 45, Pages 67-70, Summit County Records of Plats, be the same more or less, but subject to all legal highways.

Notwithstanding the reference to acreage or square footage in the description set forth in Schedule A hereof, this policy does not insure nor guarantee the acreage or quantity of land set forth therein.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of March, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
