By virtue of an Order of Sale No. CV2017 02 0590 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 8TH DAY

OF MARCH, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Richfield, County of Summit and State of Ohio:

And known as being part of Lot 20 in Tract 1 and part of Lots 3 and 4, Tract 4, Village of Richfield, more particularly described as follows:

Beginning at the intersection of the center line of Brush Road with the center line of Brecksville Road (formerly known as Cleveland Massillon Road); thence Southerly along the center line of said Brecksville Road 810 feet to a point at the true place of beginning of the parcel herein described; thence North 86 degrees 53 minutes West, 1305 feet to a point in the Easterly line of the property conveyed to Richard Wistedt; thence South 4 degrees 15 minutes West, 320 feet to a point; thence South 86 degrees 53 minutes East, 1240 feet to a point in the center line of Brecksville Road; thence along the center line of said road approximately 330 feet to the place of beginning and containing approximately 9.3 acres of land, be the same more or less, but subject to all legal highways.

Property located at: 4202 Brecksville Road, Richfield, OH 44286.

Property appraised at: Two Hundred Fifty-two Thousand Dollars ($252,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 22nd day of March, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
