By virtue of an Order of Sale No. CV2017 10 4447 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio and 43 is known as being a part of Lot 3 in said city and more fully described as follows:

Beginning at the S.W. corner of said Lot 3, said point also being the centerline intersection of Hametown Road and Reimer Road (60 feet in width); thence Southeasterly, along the centerline of Reimer Road and also the South line of said Lot 3, S. 89 deg. 55' 07" E., (bearing from State of Ohio right of way plat, Vo. 46, Pg. 198-203, Summit Co. Records), a distance of 1,288.95 feet to a point, said point being the centerline intersection of S.R. 21; thence continuing Southeasterly, S. 89 deg. 55' 07" E., a distance of 69.79 feet to a point, and the true place of beginning for the parcel of land herein described; thence Northeasterly, N. 00 deg. 04' 53" E., a distance of 335.68 feet to a point; thence Southeasterly, S. 89 deg. 55' 07" E., a distance of 55.21 feet to a No. 5 rebar set, Reg. #6620; thence continuing Southeasterly, S. 89 deg. 55' 07" E., a distance of 272.10 feet to a No. 4 rebar set, Reg. #6620; thence continuing Southeasterly, S. 89 deg. 55' 07" E., a distance of 100.33 feet to a point; thence Southwesterly, S. 00 deg. 04' 53" W., a distance of 335.68 feet to a point, said point being in the centerline of Reimer Road and the South line of Lot 3, witness a mag nail set; thence Northwesterly along the said centerline of Reimer Road and South line of Lot 3, N. 89 deg. 55' 07" W., a distance of 427.64 feet to the place of beginning. Containing 3.2955 acres, (with 1.6576 acres inside State of Ohio P.E.) leaving 1.6379 acres of land more or less. Subject to all legal highways, restrictions, reservations or easements of record. Surveyed in December of 2002 by Jeffrey P. Miller, Registered Surveyor No. 6620, State of Ohio. Excepting from the above description that portion lying inside the State of Ohio P.E. as recorded in Vol. 3305, Pg. 334 of the Summit Co. Records, dated Feb. 10, 1956. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of August, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
