By virtue of an Order of Sale No. CV2018 11 4681 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Known as being all of Lot 296 and part of Lot 295 of the William and Bessie Sawyer's Brown Street Allotment as recorded in Plat Book 16, Page 6, Summit County Records of Plats, further bounded and described as follows:

Commencing at a drill hole set this survey in the sidewalk at the Northeast corner of Lot 292:

COURSE 1:

Thence South 88 deg. 22 min. 53 sec. West, along the South line of Baird Street, 50 feet wide, a distance of 167.22 feet to a #5 rebar and I.D. cap #6541 set flush this survey and the true place of beginning of land herein to be described;

COURSE 2:

Thence South 00 deg. 52 min. 15 sec. East, through Lot 195, a distance of 119.98 feet to a point (witness a #5 rebar and I.D. cap #6541 set 2" high this survey North 00 deg. 52 min. 15 sec. West, a distance of 1.00 feet from point described);

COURSE 3:

Thence South 88 deg. 22 min. 43 sec. West, a distance of 60.00 feet to a #5 rebar and I.D. cap #6541 set flush this survey at the Southwest corner of Lot 296;

COURSE 4:

Thence North 00 deg. 52 min. 15 sec. West, along the West line of Lot 296, a distance of 119.98 feet to a #5 rebar set flush this survey at the Northwest corner of Lot 296 and in the South line of Baird Street;

COURSE 5:

Thence North 88 deg. 22 min. 53 sec. East, along the South line of Baird Street, a distance of 60.00 feet to the place of beginning and containing 7.198 S.F. or 0.1652 acres of land but subject to all legal rights and easement of record as surveyed in September 2001 by John W. Patrick, Jr., Professional Land Surveyor #6541.

The "Basis of Bearings" is magnetic and the bearings described are to denote angles only.

Deed Reference Number: Dated January 30, 2003, filed March 18, 2003, recorded as Instrument Number 54840073, Summit County, Ohio records.

 

Property located at: 766 Baird Street, Akron, OH 44306.

Property appraised at: Sixty Thousand Dollars ($60,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of January, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
