By virtue of an Order of Sale No. CV2018 03 0995 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 20TH DAY

OF JULY, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Block B, Wilcox, Short and Wirth Allotment as recorded in Plat Book 12, Page 33, also known as proposed Subdivision 233 of said allotment beginning at an iron pin in the East line of Brown Street, which pin is 540 feet Southerly from the Northwest corner of land deed to William T. Sawyer by Lizzi U. Voris and Edwin P. Voris by deed dated April 28, 1913 and recorded in Volume 461, Page 539 of Summit County Records; thence Easterly parallel with the North line of said land, 120 feet to an iron pin; thence Southerly parallel with the East line of said Brown Street, 40 feet to an iron pin; thence Westerly parallel with said North line 120 feet to an iron pin set in the Easterly line of Brown Street; thence Northerly along the East line of Brown Street 40 feet to the place of beginning, containing 4800 square feet to land. The beginning point for the above described parcel is in the East line of Brown Street, 80 feet South of the South line of LaFollette Street, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated March 6, 1978, filed April 29, 1978, recorded as Official Records Volume 6039, Page 342, Summit County, Ohio records.

 

Property located at: 851 Brown Street, Akron, OH 44311.

Property appraised at: Forty-two Thousand Dollars ($42,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of August, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
