By virtue of an Order of Sale No. CV2018 12 5056 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 10TH DAY

OF MAY, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And being a part of Lot 13 of said city and described as follows:

Beginning at a point on the center line of the Akron-Wadsworth Road where it is intersected by the West line of said Lot 13; thence North 89 deg. 49' East, a distance of 700.00 feet on the center line of the road; thence North 3 deg. 07' East, a distance of 1956.98 feet along the West line of lands now or formerly owned by Fred Lahmer; thence South 89 deg. 49' East, a distance of 805.38 feet on the center line of Reimer Road to the place of beginning for the land herein described; thence South 89 deg. 49' East, a distance of 201.10 feet on the center line of the road; thence South 3 deg. 03' West, a distance of 432.69 feet; thence North 87 deg. 12' West, a distance of 201.60 feet; thence North 3 deg. 07' East, a distance of 432.69 feet to the place of beginning, containing 2.00 acres, as surveyed by C. L. Bushay, Registered Surveyor, June 1946.

Notwithstanding the reference to acreage or square footage in the description set forth in Schedule A hereof, this policy does not insure nor guarantee the acreage or quantity of land set forth therein.

Prior Deed Reference: Reception No. 54095315 on January 15, 1998 and Volume 7291, Page 186 on October 1, 1986.

 

Property located at: 3716 Reimer Road, Norton, OH 44203.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 24th day of May, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
