By virtue of an Order of Sale No. CV2018 07 3123 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 17TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL ONE:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of lot numbered One Hundred Forty Six (146) in the Fairlawn Reserve Development Company Allotment No. 2, as recorded in Plat Book 33, Pages 33, 34 and 35 of Summit County Records of Plats.

PARCEL TWO:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being the West half of Lot No. 147 in the Fairlawn Reserve Development Company Allotment No. 2, as recorded in Plat Book 33, Pages 33, 34 and 35 of Summit County Records and bounded and described as follows:

Beginning at the Northwest corner of said lot; thence Easterly along the North line of said lot 29.5 feet to a point; thence Southerly and parallel to the East line of said lot 111.04 feet to a point in the South line of said lot; thence Westerly along the South line of said lot 29.5 feet to the Southeast corner of said lot; thence Northerly along the Westerly line of said lot 111.04 feet to the place of beginning.

Prior Deed Reference: Reception No. 55563998 on August 11, 2008.

Property appraised at: One Hundred Fifteen Thousand Dollars ($115,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 31st day of May, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
