By virtue of an Order of Sale No. CV2018 05 2262 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the County of Summit and State of Ohio, the following real property:
Situated in the Township of Springfield, County of Summit and State of Ohio and known as being a part of Lot F, Tract 3, Springfield Township, Summit County, Ohio. Commencing at the intersection of the South line of the aforesaid Springfield Township and the East line of aforesaid Tract 3; thence N. 0 deg. 30' along said tract line, 1320.80 feet to a stone on the South line of the lands of C. O. and Catherine Sprenkel; thence along said South line S. 89 deg. 33' W., 504.82 feet to an iron pipe at the Southeast corner of a 1.38 acre tract heretofore conveyed to J. P. Bowman, the true point of beginning; thence N. 35 deg. 24' W., 435.35 feet to an iron pin; thence N. 60 deg. 45' E., 45.86 feet to an iron pin; thence N. 43 deg. 30' E., 69.30 feet to a point in the center line of the Tuscarawas River; thence with the center line of said river N. 81 deg. 45" E., 166.66 feet and N. 34 deg. 45' E., 186.31 feet; thence departing from said river S. 0 deg. 27' E., 603.19 feet to an iron pin on the aforesaid Sprenkel's South line; thence with said South line S. 89 deg. 33" W., 110.0 feet to the place of beginning and containing 2.745 acres of land as surveyed January 15, 1942 by E. H. Cahoon, License #1453, but subject to easement for driveway purposes over a strip 20 feet in width along the South side of said premises.Together with an easement for ingress and egress over and across the South 20 feet of premises of C. O. Sprenkel lying between the premises of Catherine Sprenkel and the Akron-Massillon Road. Subject to and together with all easements, restrictions and legal highways, if any, of record. Being the same property conveyed to William S. Reeder, by deed, dated March 15, 2017, recorded on April 3, 2017 in Instrument Number 56288194 of the Summit County, Ohio records.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 12th day of July, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
