By virtue of an Order of Sale No. CV2018 11 4855 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot 6 in Tract 4 of said township and more fully described as follows:

Commencing at the intersection of the center line of Massillon Road (State Route #241) with the center line of Killian Road (County Highway #135); thence N. 88 degrees 59' 20" E., along the center line of Killian Road 295.78 feet to an iron monument at an angle in said center line; thence N. 64 degrees 00' E., along the center line of Killian Road, 428.09 feet to the center line of a private road (50 feet wide); thence N. 0 degrees 43' 40" W., along the center line of said private road, 536.88 feet to the true place of beginning of land hereby described; thence N. 0 degrees 43' 40" W., along the center line of said private road, 100.00 feet; thence N. 89 degrees 02' 20" E., 325.00 feet to an iron pipe; thence S. 0 degrees 43' 40" E., 100 feet to an iron pipe; thence S. 89 degrees 02' 20" W,. 325.00 feet to the true place of beginning and containing, as surveyed in June 1951 by S. Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 12th day of July, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
