By virtue of an Order of Sale No. CV2019 02 0543 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 5TH DAY

OF JULY, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described premises:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being a part of Tract 5 in said township and further described as follows:

Beginning in the East line of Tract 5 which is also the center line of Pressler Road (CH 137), 3006.77 feet South of the intersection of the center line of Pressler Road with the center line of Krumroy Road (CH 130). Said beginning point also being the intersection of the center line of Pressler Road with the center line of Bridger Road (TR 373); thence West along the center line of Bridger Road, 945.00 feet to an angle in said Bridger Road; thence North 76 degrees 57 minutes 27 seconds West along the center line of Bridger Road 613.71 feet to a second angle in Bridger Road; thence South 89 degrees 15 minutes West along the center line of Bridger Road, 800.00 feet to the place of beginning for the land herein described; thence South 89 degrees 18 minutes West along the center line of Bridger Road, 100.00 feet to a point; thence South 479.40 feet to an iron pipe; thence North 89 degrees 18 minutes East, 100.00 feet to an iron pipe; thence North 479.40 feet in the true place of beginning and containing 1.100 acres of land, more or less.

Property appraised at: One Hundred Twenty-six Thousand Dollars ($126,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 19th day of July, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
