By virtue of an Order of Sale No. CV2017 12 5007 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 27TH DAY

OF JULY, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to in this policy is situated in the City of Akron, County of Summit, State of OH, and is described as follows:

And known as being part of Lots 97 and 96, Doyles Allotment, as recorded in Summit County, Ohio, Record of Plats, Book 2, Page 32, and more fully described as follows, to wit:

Beginning at the intersection of the South line of said Lot 97 produced with the center of Dayton Street; thence Northerly along the center of Dayton Street, 135.52 feet to a point; thence Easterly parallel to the Southerly line of said Lot 97, a distance of about 366.46 feet to the point of intersection of the Westerly line of Julian Street if produced Northerly; thence Southerly along the West line of Julian Street if produced Northerly a distance of about 131.90 feet to a point in the Southerly line of aforesaid Lot 97; thence Westerly along the Southerly line of said Lot 97, a distance of about 378.91 feet to the place of beginning; excepting therefrom a strip of land along the entire Southerly line of the above described premises 15 feet in width to be used for street purposes, and also excepting therefrom a strip of land along the entire Westerly line of the above described premises, 16 1/2 feet wide to be used for street purposes, conveying by this description without aforesaid reservations about 0.94 acres of land as surveyed May 12, 1919 by Wm. Grant, Surveyor.

Being the same property conveyed to Randi L. Rimedio and Nicholas V. Rimedio, by deed from Evelyn A. Rimedio, a widow and not remarried, recorded 09/21/1994 as Instrument Number 998191 at Deed Book 1764, Page 1037, in the Recorder's Office of Summit County, Ohio.

Being the same property conveyed to Evelyn A. Rimedio, by deed from James Michael Lionetti and Michelle Lionetti, husband and wife recorded 05/11/1990 as Instrument Number 569145 at Deed Book 469, Page 749, in the Recorder's Office of Summit County, Ohio.

Prior Deed Reference: Instrument Number 998191, Book 1764, Page 1037 on September 21, 1994.

 

Property located at: 475 Dayton Street, Akron, OH 44310.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 10th day of August, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
