By virtue of an Order of Sale No. CV2018 05 2203 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 30TH DAY

OF AUGUST, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Macedonia, County of Summit and State of Ohio:

And known as being a part of O.L. 21, formerly Northfield Township, more fully described as follows:

Beginning at the intersection of the North line of Summit County with the centerline of Bedford Road T.R. 113; thence S. 27 degrees 19' W., a distance of 516.94 feet to an angle point; thence S. 1 degrees 30' 30" W., along said road center, a distance of 792.51 feet to a point and the true place of beginning; thence S. 1 degree 30' 30" W., along the road center a distance of 206.59 feet to a point; thence 86 degrees 49' 10" W., a distance of 385.92 feet to the R/W of L.S. 271; thence N. 0 degrees 18' 49" W., along said R/W a distance of 206.87 feet to a point; thence S. 86 degrees 49' 10" E., a distance of 392.50 feet to the place of beginning and contains 1.8541 acres of land as appears by said plat, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty-nine Thousand Dollars ($159,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of September, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
