By virtue of an Order of Sale No. CV2018 08 3469 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 30TH DAY

OF AUGUST, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots Numbers 101 and 102 of the Samuel Bacon Allotment, as recorded in Plat Book 11, Page 1 of Summit County Records of Plats, more fully described as follows:

Beginning at a point in the East line of Lot 102, which said beginning point is forty feet South from the Northeast corner of said Lot 102; thence South forty feet along the East line of said Lot 102 to a point; thence West parallel to the North line of said lot, to a point which is 36.01 feet East from the West line of Lot 101; thence North parallel to the West line of said Lot 101, forty feet to a point; thence East parallel to the North line of said lots to the place of beginning.

 

Property located at: 136 Burton Avenue, Akron, OH 44302.

Property appraised at: Twenty-seven Thousand Dollars ($27,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of September, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
