By virtue of an Order of Sale No. CV2019 02 0719 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

And known as being a part of Fractional Section 2 in said city and more fully described as follows:

Beginning at an iron pipe marking the point of intersection of the Southerly line of the Baltimore and Ohio Railroad right of way with the Easterly line of said Fractional Section 2 which point bears South 6 deg. 00' West a distance of 693.50 feet from the Northeasterly corner of said Fractional Section 2; thence North 45 deg. 34' West along the Southerly line of the Baltimore and Ohio Railroad right of way 117.69 feet to a point of curve; thence Northwesterly continuing along said railroad right of way following the arc of a curve bearing to the right and having a central angle of 12 deg. 10', radius of 2,322.52 feet, tangent of 246.52 feet, chord of 492.26 feet and an arc of 493.18 feet to a point of tangent; thence North 33 deg. 24' West along the Southerly line of said railroad right of way, a distance of 168.45 feet to a point on the centerline of Long Road (T.R. 243).; thence South 15 deg. 11' 37" West along the centerline of Long road (T.R. 243), a distance of 375.38 feet to a point; thence South 74 deg. 48' 23" East a distance of 25.00 feet to a point on the East right of way of Long Road and the true place of beginning; thence continuing along the same line South 74 deg. 48' 23" East a distance of 200.00 feet to a point; thence South 15 deg. 11' 37" West a distance of 100.00 feet to a point: thence North 74 deg. 48' 23" West a distance of 200.00 feet to a point on the East right of way line of Long Road (T.R. 243); thence North 15 deg. 11' 37" East along the East right of way of Long Road (T.R. 243) a distance of 100.00 feet to the true place of beginning and containing .459 acres of land as determined by James A. Alkire, Registered Surveyor.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 20th day of September, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
