By virtue of an Order of Sale No. CV2019 03 1014 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 18TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as part of Lot No. 8, Tract 8 of said Township and more fully described as follows:

Beginning at a point in the center line of State Route 224, which point is on the East line of said Lot No. 8 and is also 108.24 feet North of the Southeast corner of said lot; thence North 74 deg. 00 min. West along the center line of said Route 224, a distance of 597.30 feet to a point and the true place of beginning of land to be described; thence continuing North 74 deg. 00 min. West, still along the center line of Route 224, a distance of 261.13 feet; thence North 1 deg. 30 min. East and passing through an iron pin set 30.99 feet from an above mentioned center line, 216.00 feet to an iron pin; thence South 87 deg. 45 min. 30 sec. East, 252.80 feet to an iron pin; thence South 1 deg. 30 min. West, 278.10 feet to the center line of Route 224 (an iron pin is set North 1 deg. 30 min. East, 30.99 feet from the last mentioned point in the center line of Route 224) and the true place of beginning and containing 1.4337 acres of land. Being the same property as conveyed from Harold N. Dockery and Janet M. Dockery, husband and wife to Carolyn S. Harrah, as described in Deed Book 5859, Page 266 dated on 10/30/1976, recorded on 11/10/1976.

Property appraised at: Eighty-four Thousand Dollars ($84,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of November, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
