By virtue of an Order of Sale No. CV2017 06 2558 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 25TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all of Lot No. 127, and part of Lot No. 126 in the Westwood Allotment, as recorded in Plat Book 38, Page 33, of the Summit County Record of Plats, and more fully described as follows:

Beginning at the intersection of the South line of Fess Avenue (50 feet wide) with the East line of Maxen Drive (50 feet wide); thence Southeasterly along the said East line of Maxen Drive, S. 00 deg. 24' 00" E., a distance of 113.07 feet to a No. 5 rebar and the place of beginning; thence Northeasterly N. 89 deg. 36' 00" E., a distance of 113.04 feet to a No. 5 rebar; thence Southeasterly S. 00 deg. 24' 00" E., a distance of 70.00 feet to a No. 5 rebar; thence Southwesterly S. 89 deg. 36' 00" W., a distance of 113.04 feet to a No. 5 rebar set on the East line of Maxen Drive; thence Northwesterly along said East line of Maxen Drive, N. 00 deg. 24' 00" W., a distance of 70.00 feet to the place of beginning and containing 7,912.80 square feet of land (0.1816 acres more or less) and subject to all legal highways, restrictions, reservations or easements of record, surveyed by Jeffrey P. Miller, Registered Surveyor No. 6620 in April of 1992. Being the same property as conveyed from Urban Neighborhood Development Corporation incorporated to Ethel M. Shropshire, single, as described in Book 1182, Page 100, dated 12/21/1992, recorded 12/23/1992.

 

Property located at: 1595 Maxen Drive, Akron, OH 44307.

Property appraised at: Fifty-seven Thousand Dollars ($57,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 8th day of November, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
