By virtue of an Order of Sale No. CV2019 05 1970 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 25TH DAY

OF OCTOBER, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being in Lot 23, Tract 8 and described as follows:

Beginning on the North line of said lot, 169.29 feet East of the Northwest corner thereof; thence South 87 degrees East on lot line 127 feet; thence South 1 degree 45 feet West parallel with West line of lot, 935.61 feet to North side of Akron Canfield Road; thence North 86 degrees 35 minutes West along the North side of the road 127.2 feet; thence North 1 degree 45 minutes East, 934.92 feet to the place of beginning. Excepting from the above described premises the following:

Beginning on the North line of said Lot 23 and 169.29 feet East of the Northwest corner thereof; thence South 87 degrees 01 minutes East on the Northwest corner thereof; thence South 87 degrees 01 East on said lot line a distance of 127 feet to a point; thence South 1 degree 45 minutes 0 seconds West and parallel with the West line of said Lot 23, a distance of 585.60 feet to the true point of beginning; thence continuing in the last named course, a distance of 350 feet to a point which is in the North line of the Akron Canfield Road; thence North 86 degrees 35 minutes West along said North line, a distance of 50 feet to a point; thence North 1 degree 45 minutes East, a distance of 350 feet to a point; thence South 87 degrees 0 seconds East, a distance of 50 feet to the true point of beginning.

Property appraised at: One Hundred Eight Thousand Dollars ($108,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 8th day of November, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
