By virtue of an Order of Sale No. CV2019 04 1594 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:

And known as being part of Lot No. 6, Tract 6 formerly Tallmadge Township, and further described as follows:

Beginning at an iron pin at the Southwest corner of Lot No. 7 of Lyndale Park, as recorded in Plat Book 46, Page 166, of Summit County Records; thence South 88 deg. 53' 56" East, 429.56 feet along the South line of said Lyndale Park and the Grantor's North line to a stone; thence North 71 deg. 19' 04" east, 62.12 feet along the Southerly line of Block A; thence South 64 deg. 55' 45" West, 222.94 feet to an iron pin; thence South 15 deg. 25' 40" East, 126.15 feet to an iron pin in the Grantor's South line; thence 88 deg. 58' 01" West, 324.00 feet along the Grantor's South line to an iron pin; thence North 1 deg. 06' 04" East, 198.60 feet to the beginning and containing 1.505 acres of land, be the same more or less, but subject to all legal highways.

Beginning at the most Easterly corner of Block A of Lyndale Park; thence South 42 deg. 50' 56" East, 67.38 feet along the Westerly line of Northwest Avenue to the Grantor's most Easterly corner; thence South 48 deg. 36' 03" West, 295.50 feet; thence North 88 deg. 58' 01" West, 73.61 feet to an iron pipe; thence North 15 deg. 25' 40" West, 126.15 feet to an iron pipe; thence North 64 deg. 55' 45" East, 304.93 feet to an iron pipe in the Westerly line of Northwest Avenue; thence South 42 deg. 50' 56" East, 10.00 feet along said Westerly line to the place of beginning and described by Walter J. Stockman, Civil Engineer & Surveyor, June 8, 1961.

Property located at: 295 Northwest Avenue, Tallmadge, OH 44278.

Property appraised at: One Hundred Ninety-five Thousand Dollars ($195,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of November, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
