By virtue of an Order of Sale No. CV2019 07 2808 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 10TH DAY

OF JANUARY, A.D., 2020

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, the County of Summit and the State of Ohio:

And known as being Lot Numbers 303, 304 and 305 and the South half of vacated Gladiola Street adjacent to the North of Lot 305, Summit County Resolution No. 152-79, of the Sawyer and Haynes Cottage Grove Allotment #6 as recorded in Plat Book 34, Page 59, Summit County Records. Excepting therefrom the following part of Lot No. 303; beginning at an iron pipe in the Southeasterly line of Linda Street at the most Westerly corner of said Lot No. 303; thence South 40 deg. 00 min. East along the Southwesterly line of said Lot No. 303, 106.00 feet to an iron pipe at the most Southerly corner of said lot; thence North 44 deg. 17 min. 20 sec. East along the Southerly line of said lot; 40.20 feet to the most Easterly corner thereof; thence North 61 deg. 24 min. 50 sec. West, 109.56 feet to the place of beginning.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 24th day of January, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
