By virtue of an Order of Sale No. CV2019 10 4132 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 1ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio, and known as being Sulbot No. 623 of the Heslop Morning View Subdivision No. 5, Plat Book 44, Pages 192-196 (rerecorded in Plat Book 45, Pages 62-66), as recorded in the Summit County Record of Plats.
Prior Deed Reference: Reception No. 54174845 on August 5, 1998, Volume 4904, Page 649 on April 1, 1969.
Property located at: 2209 Larchdale Drive, Cuyahoga Falls, OH 44221.
Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
