By virtue of an Order of Sale No. CV2020 01 0105 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 1ST DAY

OF MAY, A.D., 2020

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as and being formerly a part of Tract 3 in Springfield Township and bounded and described as follows:

Beginning at the Southeast corner of the G. H. Chenoweth Farm in the center of Massillon Road which is also the East line of said Tract 3 at a point 1421.64 feet North from the center line of the Krumroy-Myersville Road; thence North 85 deg. 35' West, a distance of 908-16 feet on the farm line to the place of beginning for the land herein described; thence North 85 deg. 35' West, a distance of 55.64 feet; thence North 3 deg. 40' East, a distance of 398.00 feet; thence South 60 deg. 00' East, a distance of 62.08 feet on the center line of Woods Road; thence South 3 deg. 40' West, a distance of 371.32 feet to the place of beginning and containing 0.50 of an acre of land as surveyed by C. L. Bushey, Registered Surveyor in June, 1946, be the same more or less.

Prior Deed Reference: Instrument No. 56365336 on February 27, 2018.

 

Property located at: 1702 Woods Road, Akron, OH 44306.

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 15th day of May, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
