BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being a part of Original Green Township, Section 27 (Southeast quarter) and also being part of land described in deed to Walnut Woods Investment Co., Ltd. as recorded in Reception No. 54706655 of the Recorder's Records of Summit County and also being more fully described as follows:

Beginning at a boat spike found on the centerline of Massillon Road at the centerline of Greensburg Road; thence S. 02 deg. 57' 25" E. along the centerline of Massillon Road, 1708.07 feet to the Northeast corner of lands of Walnut Woods Investment Co., Ltd. as aforesaid and the true place of beginning for the parcel intended to be described herein; thence S. 02 deg. 57' 25" E. along the centerline of Massillon Road, 77.65 feet to a point; thence S. 12 deg. 42' 30" E. along the centerline of Massillon Road, 230.73 feet to a point; thence S. 77 deg. 06' 17" W., 100.00 feet to a capped 5/8" iron pin set and passing over a capped 5/8" iron pin set at 30.00 feet; thence S. 12 deg. 42' 30" E. 60.00 feet to a capped 5/8" iron pin set on the South line of said Walnut Woods Investment Co., Ltd.; thence S. 77 deg. 06' 17" W. along the South line of said Walnut Woods Investment Co., Ltd. lands, 199.86 feet to a capped 5/8" iron pin found; thence N. 12 deg. 54' 34" W. along the West line of said Walnut Woods Investment Co., Ltd. lands, 282.82 feet to a 5/8" rebar found; thence N. 62 deg. 04' 27" E. along the North line of said Walnut Woods Investment Co., Ltd. lands, 325.42 feet to the true place of beginning and containing 2.1008 acres of land as surveyed by Robert J. Warner, P.S. No. 6931 for Environmental Design Group, Inc. in November, 2004. Bearings are based on the centerline of Massillon Road (S. 12 deg. 42' 30" E.) from Reception Number 54706655 of Summit County Records.

Property located at: 4950 Massillon Road, North Canton, OH 44720.

Property appraised at: One Hundred Fifty-eight Thousand Dollars ($158,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of August, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
