No. 151 and the South line of said Lot Number 1 said Thomas Road being 40 feet in width; thence North 5 deg. 23 min. West, a distance of 515.36 feet to a 1' re-bar found on the North line of Betty L. Cirullo's line and the South line of land now or formerly owned by Eugene G. & Pamela K. Rader as recorded in Summit County Official Records Book 937, P. 117; thence South 88 deg. 51 min. 08 sec. East along said line a distance of 246.98 feet to a re-bar and cap set at the true place of beginning of the following parcel of land; thence continuing along the North line of Betty L. Cirullo's land South 88 deg. 51 min. 08 sec. East, a distance of 400.00 feet to a re-bar found at the Northeast corner of said property; thence along the East line of Betty L. Cirullo's property South 1 deg. 45 min. 42 sec. West, a distance of 90.00 feet to a re-bar and cap set; thence North 88 deg. 51 min. 08 sec. West, a distance of 400.00 feet to a re-bar and cap set; thence North 1 deg. 45 min. 42 sec. East, a distance of 90.00 feet to the true place of beginning and containing 0.826 acres of land more or less, subject to all legal highways and or easements as of record as surveyed by Paul M. Property appraised at: One Hundred Five Thousand Dollars ($105,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 28th day of August, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
