By virtue of an Order of Sale No. CV2019 04 1227to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being all of Lot 2, Tract 1, of former Tallmadge Township, more fully described as follows:

Beginning at a spike set in the pavement at the North line of Howe Road and the West line of Tallmadge Avenue (State Route 532); thence S. 89 degrees 52 minutes 00 seconds W. along the North line of said Howe Road, a distance of 524.50 feet to an iron pin, which iron pin is the true place of beginning of the parcel of land herein described; thence continuing S. 89 degrees 52 minutes 00 seconds W., a distance of 57.50 feet to an iron pin, which iron pin is the Southwest corner of the parcel; thence N. 0 degrees 36 minutes 06 seconds E., a distance of 156.13 feet to an iron pin, which iron pin is the Northwest corner of the parcel; thence N. 86 degrees 46 minutes 28 seconds E. along the South line of land now or formerly belonging to J. M. Brake, a distance of 57.50 feet to an iron pin, which iron pin is the Northeast corner of the parcel; thence S. 0 degrees 33 minutes 28 seconds W., a distance of 159.24 feet to an iron pin, which iron pin is the Southeast corner and the true place of beginning of the parcel of land above described. Containing 0.27 acres as surveyed by Anthony S. Jordan, Registered Surveyor #4256, January, 1958.

Property appraised at: Eighty-seven Thousand Dollars ($87,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of November, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
