By virtue of an Order of Sale No. CV2019 06 2380to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 6TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the County of Summit, in the State of Ohio and in the City of Cuyahoga Falls:

And known as being Unit 4 in Building 1461 of Willows Condominium as recorded in Plat Book 107, Pages 1 through 14 of Summit County Records; said premises are also known as Unit "D" in Building 500 as shown in the declaration of condominium ownership and bylaws for Willows Condominium Estates No. 1 as recorded in Volume 6022, Pages 863 through 920 of Summit County Records; said Willows Condominium Estates No. 1 now known as Village in the Falls Condominium Estates as shown in the Amendment to Declaration of Condominium Ownership as recorded in Volume 6251, Pages 389 through 392 of Summit County Records; together with the undivided fractional interest in the common area and facilities declared in said declaration of Condominium Ownership and Bylaws and in the drawings of said condominium recorded in Plat Book 107, Pages 1 through 14 of Summit County Records, as appears by said plat, be the same more or less, but subject to all legal highways.

Property appraised at: Sixty Thousand Dollars ($60,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of November, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
