By virtue of an Order of Sale No. CV2018 03 1228 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Being part of Lot Sixteen (16), Tract Eight (8), further bounded and described as follows, to-wit:

Beginning at a point in the North line of said Lot Sixteen (16), Tract Eight (8) and the North line of said township, which point is S. 84 deg. 28' 50" E., a distance of 1791.77 feet from the Northwest corner of said Lot Sixteen (16); thence S. 5 deg. 30' W., parallel to the West line of said Lot Sixteen (16), a distance of 952.00 feet to a point; thence N. 84 deg. 30' W., along a line at right angles to the West line of said Lot Sixteen (16), a distance of 725.00 feet to a point of curve; thence Southwesterly, on a curve to the left having a radius of 415.50 feet, a central angle of 13 deg. 31' 57", an arc distance of 102.88 feet to a point and the true place of beginning of the land herein described; thence S. 5 deg. 30' W., parallel to the West line of Lot Sixteen (16), a distance of 901.68 feet to a point in the South line of said Lot Sixteen (16); thence N. 85 deg. 40' 40" W., along the South line of said Lot Sixteen (16), a distance of 89.05 feet to a point; thence N. 5 deg. 30' E., parallel to the West line of said Lot Sixteen (16), a distance of 869.87 feet to a point in the center line of a proposed road (50 feet wide); now known as Klages Blvd., T.R. 446; thence Northeasterly, along the center line of said proposed road, now known as Klages Blvd., T.R. 446, on a curve to the right having a radius of 415.50 feet, a central angle of 13 deg. 31' 57", an arc distance of 98.14 feet to the true place of beginning of the land herein described and contains 2.08 acres of land, be the same more or less, but subject to all legal highways, as determined by W. Property appraised at: One Hundred Three Thousand Dollars ($103,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 7th day of September, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
