By virtue of an Order of Sale No. CV2019 06 2352to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Original Tallmadge Township Lot No. Five in Tract No. Five in said township and described as follows:

Beginning at an iron concrete monument set in the Northeast corner of the City Acres Allotment, as recorded in Plat Book 29, Pages 8 and 9, Summit County Records of Plats; thence North 0 deg. 0 min. 35 sec. East, a distance of 313.51 feet to a point the place of beginning; thence due West 247.42 feet to a point in the center line of Breiding Road in the unrecorded plat of Woodside Subdivision; thence North along the centerline of Breiding Road 45 feet to a point; thence due East 247.43 feet to a point in the East line of Woodsdale Subdivision unrecorded; thence South 0 deg. 0 min. 35 sec. West to a point, the place of beginning. Excepting and reserving twenty-five feet on the West side of said parcel of land for the use and benefit of street purposes only and said parcel is subject to set back building line of twenty-five feet East of the East line of Breiding Road. Said parcel is also known as all of Lot No. 8 in the proposed Woodsdale Subdivision unrecorded.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of February, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
