By virtue of an Order of Sale No. CV2019 10 4040to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 29TH DAY

OF JANUARY, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, formerly Township of Northampton, County of Summit and State of Ohio:

And known as being Unit Number 796 (Building F) in the Hampton Woods Condominium according to the declaration of condominium ownership for Hampton Woods Condominium recorded in the office of Summit County Records, October 12, 1977, as Instrument Number 873065 and any amendments thereto together with the drawings for said condominium recorded in Plat Book 110, Pages 13 thru 38, inclusive of Summit County Records, together with the undivided percentage interest in the common areas and facilities set forth in said declaration to be appurtenant to such unit (which percentage may hereafter be amended pursuant to Paragraph 19 and 20 of said declaration).

Deed Reference Number: Dated August 16, 2006, filed August 31, 2006, recorded as Instrument Number 55362427, Summit County, Ohio records.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of February, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
