By virtue of an Order of Sale No. CV2019 11 4358to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being a part of Lot #8 West of Portage Path and described as follows:
Beginning at the intersection of the North line of said Lot #8 with the center line of White Pond Drive and running thence South 0 deg. 21' West, one thousand one hundred twenty-one and 93/100 (1121.93) feet along the center line of said White Pond Drive; thence South 89 deg. 15' East, four hundred nine and 64/100 (409.64) feet to the place of beginning; thence South 0 deg. 45' West, one hundred thirty-six and 49/100 (136.49) feet; thence North 77 deg. 30' East, sixty-one and 64/100 (61.64) feet; thence North 0 deg. 45' East, one hundred twenty-two and 36/100 (122.36) feet; thence North 89 deg. 15' West, sixty (60) feet along the South line of the proposed Lorena Avenue to the true place of beginning, describing Lot #62 of the Fairlawn Park unrecorded allotment.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 12th day of February, 2021. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
