By virtue of an Order of Sale No. CV2019 12 4612to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 5TH DAY

OF FEBRUARY, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being part of Tract 7 in said township, and more fully described as follows:

Beginning at 1" iron pin found at the intersection of the centerlines of Myersville Rd, (60') (C.H. 184) and Swinehart Rd. (45'); thence S. 89-42-00 E., along the centerline of said Swinehart Rd., 354.41' to a P.K. Nail set, and the true place of beginning; thence continuing S. 89-42-00 E., along said road centerline, 155.43' to a point; thence S. 03-30-00 W., along the East line of a parcel deeded to R. Gilbert (Deed Vol. 3180/567), 215.64' to the Southeast corner of said Gilbert parcel (and passing through a 1" iron pipe found at 22.54'); thence N. 85-55-00 W., along the South line of said Gilbert parcel, 155.20' to a 5/8" rebar set (and passing through a 1" iron pipe found at 2.00'); thence N. 03-30-00 E., 205.38' to a point and the true place of beginning and containing 0.7500 acres of land, as surveyed by Edward A. Fay, Reg. Surveyor 05415, in Nov. of 1998, but subject to all legal highways and easement of record.

Property located at: 2636 Swinehart Road, Akron, OH 44312.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 19th day of February, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
