By virtue of an Order of Sale No. CV2020 11 3237to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at an iron pipe on the East line of said Tract No. 7, said beginning point being South 3 deg. 57' 20" West, 597.50 feet as measured along said tract line from its intersection with the centerline of the Akron-Mogadore Road; thence North 86 deg. 41' West, a distance of 50.05 feet to an iron stake; thence South 3 deg. 57' 20" West, a distance of 166.90 feet to the centerline of Ellet Avenue; thence South 86 deg. 41' East along the centerline of Ellet Avenue, a distance of 50.00 feet to the East line of said tract; thence North 3 deg. 57' 20" East, a distance of 166.90 feet to the place of beginning.

Beginning at an iron pipe on the East line of said Tract No. 7, said beginning point being South 3 deg. 57' 20" West, a distance of 764.60 feet as measured along said tract line from its intersection with the centerline of the Akron-Mogadore Road, and which point is also in the centerline of Ellet Avenue; thence North 86 deg. 41' West along the centerline of Ellet Avenue, a distance of 50 feet to the true place of beginning; thence North 3 deg. 57' 20" East, a distance of 166.90 feet to an iron stake; thence North 86 deg. 41' West, a distance of 50.06 feet to an iron stake; thence South 3 deg. 57' 20" West, a distance of 166.90 feet to the centerline of Ellet Avenue; thence South 86 deg. 41' East, a distance of 50 feet to the true place of beginning.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 23rd day of April, 2021. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
