By virtue of an Order of Sale No. CV2020 07 2068 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

OF MAY, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being a part of Lot No. 19 of the Strawboard Allotment, as recorded in Plat Book 4, Page 30 and commencing at the Northeast corner of said lot; thence South 1 deg. 52' East, 110 feet; thence South 88 deg. 8' West, 33 feet to the place of beginning; thence South 1 deg. 52' East, 110 feet to the South line of said lot; thence South 88 deg. 8' West, 33 feet; thence North 1 deg. 52' East along the West line of said Lot No. 119, 110 feet; thence East to the place of beginning.

Reserving, however, a strip of land 3 1/2 feet off the East side of the above described part of said lot for driveway purposes to be used in conjunction with the 3 1/2 feet reserved off the West side of said East half of the South 110 feet of said lot. Granting and conveying, however, to said Grantees, their heirs and assigns, the right, privilege and easement to use the 3 1/2 feet off the West side of said East half of the South 110 feet to be used in conjunction with the 3 1/2 feet herein reserved, for driveway purposes only.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 21st day of May, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
