By virtue of an Order of Sale No. CV2020 06 1784to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

OF MAY, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, County of Summit and State of Ohio:

Being all of Unit No. A, Building No. 20, Phase 8, together with the undivided interest as set forth in the declaration in and to all common areas and facilities (including those portions there of designated in the declaration as limited common areas and facilities in Independence Place Condominium shown by the drawings recorded in Plat Book 92, Pages 1 to 10 inclusive of Summit County Records and any amendments thereof, and as further described in the declaration and bylaws of said condominium as recorded in Deed Volume 5571, Pages 309 to 377 inclusive; and by the First Amendment to the declaration as recorded in Deed Volume 5622, Pages 685 to 693 and any amendments thereof, of Summit County Records, be the same more or less, but subject to all legal highways.

 

Property located at: 4909 Independence Circle, Unit A, Stow, OH 44224.

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of May, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
