By virtue of an Order of Sale No. CV2020 02 0554to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being all of Lots No. 31 and 32 in Hardesty's Park View Allotment a recorded in Plat Book 23, Pages 26 to 30, inclusive, of the Summit County Records.

And known as being a part of lot No. 4 in Hardesty's Park View Allotment as recorded in Plat Book 23, Pages 26 to 30, inclusive, Summit County Records of Plats and more fully described as follows:

Beginning at the most Southerly corner of said Lot No. 4; thence Northwesterly along the Southwesterly line of said Lot No. 4, a distance of 120.00 feet to the Southwesterly corner of said Lot No. 4; thence Northeasterly along the Southwesterly line of said Lot No. 4, a distance of 22.00 feet to a point; thence Southeasterly in a straight line, a distance of 119.30 feet to a point in the most Easterly corner of said Lot No. 4; thence Southwesterly along the Southeasterly line of said Lot No. 4, a distance of 32.00 feet to a point and the true place of beginning.

Property appraised at: One Hundred Ninety-two Thousand Dollars ($192,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of May, 2021. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
