By virtue of an Order of Sale No. CV2018 03 1200 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 7TH DAY

OF SEPTEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known and described as follows, to wit:

And known as being part of Out Lots 1 and 2 of Herrings Addition to the town of Greensburg as recorded in Plat Book 1, Page 22, Summit County Record of Plats and bounded and described as follows:

Beginning at an iron stake set on the Southeast corner of Out Lot 2; thence North 85 deg. 49' West, along the South line of Out Lot 2 and 1, a distance of 235 feet to an iron stake; thence North 4 deg. 30' East, 93 feet to an iron stake; thence South 85 deg. 49' East, a distance of 235 feet to an iron stake on the East line of Out Lot 2; thence South 4 deg. 30' West along the East line of Out Lot 2, a distance of 93 feet to an iron stake and the place of beginning and containing within said boundaries 0.501 of an acre of land.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of September, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
