By virtue of an Order of Sale No. CV2019 09 3286 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to herein below is situated in the County of Summit, State of Ohio in Document 56121101 and is described as follows:

Situated in the City of Barberton, County of Summit and State of Ohio:

And known as being a part of Lot 12, Tract 15, Coventry Township, now in the City of Barberton, and bounded and described as follows:

Commencing at a point in the North line of Ford Avenue, which point is 445 Easterly of the intersection of the Northeast corner of the Manchester-New Portage Road, known as Fifth Street, N.E. in the City of Barberton and said Ford Avenue, and which point is also in the Easterly line of Silver Street; thence Northerly parallel to said Manchester-New Portage Road, now Fifth Street, NE., and along the Easterly line of said Silver Street for a distance of 120 feet to a point; thence Easterly parallel to the Northerly line of said Ford Avenue, a distance of 67 feet to a point; thence Southerly parallel to said Manchester-New Portage Road, of Fifth Street, N.E., a distance of 120 feet to a point in the North line of Ford Avenue; thence Westerly one-half of Lot No. 26 in the Bernard Allotment, unrecorded, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 1st day of October, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
