By virtue of an Order of Sale No. CV2021 01 0091 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 24TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being Unit Parcel No. 21 of the Falls River Crossing Cluster Unit Development Phase 1, Lot 4, as shown by the plat recorded in Document No. 54648452 of Summit County Records, together with the right to use common areas, utility easements, ingress and egress easements and other easements as set forth in the declaration of covenants, conditions, easements and restrictions of Falls River Crossing Cluster Unit Development recorded March 24, 2000 as Document No. 54404174 and refiled March 28, 2000 as Instrument No. 54404932, as the same may be amended from time to time.

Property located at: 232 Damon Drive, Munroe Falls, OH 44262.

Property appraised at: One Hundred Fifty-six Thousand Dollars ($156,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 8th day of October, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
