By virtue of an Order of Sale No. CV2020 01 0276to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 24TH DAY

OF SEPTEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit and State of Ohio:

And known as being a part of Lot No. 3 of City Farms Allotment as recorded in Plat Book 36, Page 22 and 23 of Summit County Record of Plats and described as follows:

Beginning at the Southwest corner of said lot; thence North 166.33 feet on the line of the lot; thence N. 89 deg. 33' 24" E., a distance of 85.25 feet; thence South 166.26 feet to a point on the South line of the lot; thence S. 89 deg. 48' 22" W., a distance of 85.25 feet to the place of beginning, containing 0.3261 of an acre.

Deed Reference Number: Dated February 20, 2007, filed February 22, 2007, recorded as Instrument Number 55416849, Summit County, Ohio records.

 

Property located at: 3779 Johnson Road, Norton, OH 44203.

Property appraised at: One Hundred Fourteen Thousand Dollars ($114,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 8th day of October, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
