By virtue of an Order of Sale No. CV2016 11 4804to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Formerly Springfield Township, and more fully described as follows:

Known as being a part of Lots 992 and 993 of the Springfield Heights Allotment as recorded in Plat Book 19, Pages 50-60 of the Summit County Records of Plats. Beginning at an iron pin set at the Northwest corner of Stull Avenue and Trenton Road; thence Northerly 107.0 feet along the Westerly line of Stull Avenue to an iron pin and the true place of beginning; thence continue Northerly 53.0 feet along the Westerly line of Stull Avenue to an iron pin set at the Southeasterly corner of Lot No. 994 of said allotment; thence Westerly 90.0 feet along the Southerly line of Lot No. 994 of said allotment to an iron pin found; thence Southerly 53.0 feet and parallel to the Westerly line of Stull Avenue to an iron pin; thence Easterly 90.0 feet and parallel to the Southerly line of Lot No. 994 of said allotment to the place of beginning. Be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 22nd day of October, 2021. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
