By virtue of an Order of Sale No. CV2020 09 2442to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and known as being Lot Number Sixty-one (61) in the Perkins Park Heights Subdivision made for J.M.H. Frederick, the plat of which is recorded in Plat Book 26, Pages 14 to 18 inclusively, of the records of plats of Summit County, Ohio, but subject to all legal highways.

Situated in the City of Akron, County of Summit and State of Ohio and known as being North 25 foot, front and rear, of Lot Number Sixty-two (62) in the Perkins Park Heights Subdivision, made for J.M.H. Frederick, the plat of which is recorded in Plat Book Twenty-six (26), Pages Fourteen (14) to Eighteen (18), inclusively, of the records of plats of Summit County, Ohio, but subject to all legal highways.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 5th day of November, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
